The best time to start investing in real estate is while your young. You have flexibility to learn and make mistakes and not have it set you back too far. While you're young you're also usually more willing to take risks. This could be good for two reasons; first because you are usually rewarded according to the risks you take so you could end up making large sums of money and secondly because like most young people you'll feel like you're invincible and probably make a foolish risky move. It will serve as a reminder about the close line between risk and stupidity. It's better to get these slaps while you're young and can bounce back from the failure.
